8/20/2007-STUDIO SPACE FOR RENT There's an excellent opportunity opening for artists and musicians needing either studio space or private instructional space. I'm a musician and arts activist here in town and the property owner in a building on my street has given me the green light to try and lease out the building in this capacity.
The building is an old Georgian-style home built in 1869 and located in the heart of the East Town Street historic district at 600 E. Rich. Great central location very close to I-71 E. Broad Street exit, CCAD, the main library, and downtown. Safe neighborhood and the building already has an alarm system. Also= handicapped accessible.
Spaces have typical sizes of around 200-250 square feet and will be renting on average for $250/mo. There are large windows and good natural light throughout....there is also a smaller space on the northern side of the building that would be ideal for a painter's studio. There will be a bathroom for general use and a kitchenette with a refrigerator and coffee machine.
In total we have 7 and 1/2 spaces to rent out. Leases will be available for 6 or 12 month terms, with the standard first and last month's rent paid as security deposit.
We are seeking established, community-minded artists and musicians who have some consistent source of income and can provide character references. To be clear this is not a live/work studio situation, only work studios except for a building manager (already signed on...) who will oversee the entire building and handle maintenance and upkeep.
ALSO, while we welcome musicians, there can be no heavy amplification or deep bass due to the location in a residential neighborhood=== so, this will be a better fit for acoustic/jazz/classical musicians. Spaces would work well for any kind of music instruction (piano studio anyone??) as well.
Please contact me today to arrange a showing. We are shooting for a mid-September, early October opening of the building. Leases will not be signed until at least half of the spaces have been committed to by letter of intent. Please email any questions you have in response to this post. Thanks!
